Description
General Services Administration (GSA) is interested in leasing approximately 5,700 rentable square feet of fully serviced office space,which must yield a minimum of 4,941 ANSI/BOMA Office Area square feet of fully serviced office (to be provided as part of the rental consideration) and related space for personnel, furnishings and equipment. The space is required no later than August 1, 2002. The cost of moving, alterations, telecommunications relocation, etc., will be considerations in determining the best opportunity for the government. Unique Requirements: Offers must be for on grade space (1st floor) in a building with a professional appearance. Approximately 300 square feet of light industrial space is required as part of the total square feet mentioned above. Six parking spaces are required. Location: Space must be located within the following geographic boundaries: An area bounded on the North by Ocean Drive, the South by Saratoga Blvd., the East by Rodd Field Road and the West by Weber Road/Dodridge. Lease Term: Ten (10) year lease with termination rights to the GSA after four years with sixty (60) days written notice. The Government's Buyer's Broker will ask for and receive a real estate commission of 4% on the Gross Firm Term Rent from the successful lessor. Expressions of Interest Should be Made as soon as Possible but no later than February 5th, 2002 and Include the Following: 1) Building name and address; 2) Rentable and Usable square feet and rental rate per Rentable square foot; 3) Method of measurement used to determine rentable square feet; 4) Common Area Factor(s) for available space; 5) Operating Costs and Tenant Improvement Allowance paid by Lessor; 6) Name, address, telephone number and email address of individual to be contacted, 7) Evidence of authority to represent the owner and 8) Any other considerations that would be beneficial to the Government. Authorized Contacts: In no event shall the offeror enter into negotiations concerning the space to be leased with anyone other than the General Services Administration Contracting Officer or Designated Government Representative associated with this action.
