Description
United States Government Seeks Sources for Office and Related Space The General Services Administration is seeking to lease office space consisting of approximately 13,865 rentable square feet of contiguous space with a minimum of fourteen(14) reserved off street parking space(s) in the area of San Bernardino, California. Rentable space must yield 12,056 to 12,660 BOMA usable square feet, available for use by the United States Department of Probation for personnel, furnishings and equipment. The term of the lease is 10 years, 5 years firm. All space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. All space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in-restaurants within 3 Blocks, regularly scheduled public transportation and/.or employee parking within two blocks sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one-half (.5) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Code or the 1976 edition if the lateral load resisting system is of concrete, masonry or steel construction. Unique Requirements: United States Department of Probation Special Space Requirements are included in the Solicitation for Offers Location: Offered properties must be located within the following delineated area: - NORTH: Fifth Avenue - EAST: - Tippecanoe - SOUTH: -Interstate 10 - WEST: - 215 Freeway All boundaries include addresses on both sides of the street. Build-to-Suits are welcome to participate. Expressions of interest should include the following: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. Method of measurement used to determine rentable square feet 4.
