Description
Attn: Small Business Concerns only - If you own a building in the Area Of Consideration below. No Build to Suit Projects - Existing Buildings Only. Response by e-mail to address below: General Services Administration is interested in leasing Approxiamtely 12,500 Net Rentable Square Feet of office space which will produce approximately 11,080 Usable Sqaure Feet for the Fedral Public Defender. Secure or estricted parking for (4) Government Owned Vechiles is required on site. Approxiamtely (30) parking spaces for employees is required with at least 3 vistors parking and handicap space or a ratio of 1 parking space for every 330 rentable square foot leased by the Government. Unique Requirements: 1. The Federal Public defender must be readily accessible to clients during and after normal working hours and the subject building must provide the appearance of a dignified and professional law office space. The Federal Public Defender is to have access to the subject space 24 hours, seven (7) days, per week to offi e and parking space. 2. Stairway: in the event the subject office is located on two floors, Federal Public Dfender require an fire /safety approved stairway to connect the two floors. 3. The parking is to be secured or restricted for (4) government Owned Vehicles, and parking is to be provided by the lessor. The parking area is to be provide a reasonable level of security to prevent crime to persons and vehicles via a security guard or fencing. 4. The Federal Public Defender must be located a reasonable distance from any law enforcement agency as desribed in 18 U. S. C. 1114. Area of Consideration: The subject space is required in or within (4) city blocks of the Federal Courthouse. Term: The lease term is for ten years with ten years being firm term.
